From the Mailbag: MLS

A reader, named “Ed”, wrote in with the “tidbit”.

“The per cent sold by realtors ( around 92 % ) might help convince homeowners to sell through a realty”

Ed, we appreciate the submission, in addition to the successful business that we have conducted together.

What is being referred to is the percentage of homes sold by agents. I can’t confirm if 92% is an accurate number or not.  Even if the actual percentage is lower, I still believe the vast majority of homes are sold by agents. What I do know is that listing a property in MLS is your best chance to getting your property sold.

MLS will

  1. Market your place most effectively.
  2. The best place to elicit a positive emotional response to your place.
  3. Will find you the fairest price for your property.

The 3 facts above are a result of the numbers game. Most people, when they start their home search will run into homes that are found on MLS, one way or another. More people seeing your property mean more chances for a sale.

    Having MLS is a must, even for an FSBO. What I am hearing is that only 2% of FSBOers sell their homes. The others turn to agents to get it done.

    FSBO has limit sites to market on effectively. MLS gives the FSBOer the option of getting on to sites that search MLS only. This gets you into 1,000s of Real Estate search engines. Putting your home in front of hundreds of potential buyers.

    The 2% that sell the homes themselves, do a lot of leg work or buy into services to get the job done.

    – Researching what your property should be listed at is where to start. An effective CMA will help. These are services you can buy into as well.
    – Great photography or at least more than one photo is a must. I have talked with many Realtors that will not look at a property with only one or two bad photos.

    I could go on . . . but this is about MLS.

    Yes, get on MLS if your an FSBO. Buy into other services if you do not have the time or know how to get it done. You don’t have to go it alone and you can sell your home and save.

      I totally agree. Props to those that don’t even use MLS to sell their home. Chances are, much leg work was done, probably more so than needed.

    With the help of Derek, I did for FSBO and listed with MLS. I had a short time frame in order to purchase the home I wanted to buy. It worked out for me. I was happy to sell my house on my own and enjoyed meeting the potential buyers along the way. But, again, I could not have done it without the help of Derek. Thanks Derek. I would do it again.
